National Lockdown - Property Market Update

The safety and wellbeing of our team and community is our number one priority

Following the Governments announcement on 4th January of a national lockdown, agents can continue to work and house moves are permitted to go ahead, with the correct caution and care.

The guidance states:

'You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary. Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings. Follow the national guidance on moving home safely, which includes advice on social distancing, letting fresh air in, and wearing a face covering.'

The national lockdown requires that under UK Coronavirus Alert Level 5, people across England must stay at home, except for very limited exceptions. Responsible behaviour by everyone involved and adherence to safety guidance throughout is more important than ever.

We wanted to reassure you that we are taking all necessary precautionary steps in response to the national lockdown.

Our working practice

In line with Government advice and current guidelines, the office will remain closed to the general public. Property viewings, in the first instance, will take place virtually with 3D Showcase Tour's available to view on every property. Physical viewings will take place, with all caution and care, when necessary. 

Protecting staff and clients

Appointments will be conducted on a case by case basis. We will be taking into account whether a property is vacant, or occupied in order to protect as many people as possible. If an appointment does take place, all parties must adhere to the updated Government guidelines, and wear face-masks and sanitize for the care of themselves and others. 


Property valuations

Property valuations will continue to take place, with care and caution. These can be arranged virtually and by prior appointment. 


Customer service disruptions

During this time, communication with third parties e.g. mortgage companies, solicitors, property contractors will become more challenging, with many companies working remotely or with fewer staff. We can assure you that we will continue to communicate in the best way possible to our clients. We expect the buying and renting process to be slightly delayed due to the circumstances so would just ask for your patience and trust that we have our clients best interests at the forefront of our daily work.


Midterm property inspections and property maintenance

All midterm property visits have been postponed and put on hold until further notice in light of the recent restrictions. In line with the Government guidelines. 

In line with the recent lockdown, only emergency property maintenance issues will be attended to, and all general maintenance issues will be put on hold until further notice. Rest assured all emergency contractors will wear all protective equipment on their visit to ensure the safety of themselves and others. 

Business hours and operations

All members of the team will be contactable during normal working hours, however our office will remain closed to the general public apart from essential pre-appointment visits.

Monday to Friday 9am to 6:30pm
Saturday 9am to 5pm.
