We don’t agree with hidden or excessive charges and so in order to be completely transparent all of our fees are listed below:

 

Permitted Tenant Charges


All charges include VAT at the prevailing rate of 20%, but are subject to change should the VAT rate increase.  We reserve the right to amend our fees if we give you reasonable prior notice.

Offer stage

You should allow for the following payments when making an offer to rent a property:

Holding deposit, no more than one week’s rent.

All offers are subject to contract and the holding deposit will be held against our expenses in processing your application. Please be aware that if you make an offer which you later withdraw, or which is aborted due to poor references or false information, then you may lose all or some of the above. Please ask us for further details.
*If your offer is accepted then this amount will be set off against the initial rental payment, so you are not making this payment twice.

References and Right to Rent Checks

All applicant references are undertaken by an independent specialist referencing company. You will be asked to complete their online application form. 
You will need to provide us with proof of your right to rent a property in England, in line with the Immigration Acts 2014 and 2016 and to prove your current address.

Offer acceptance stage 

If your offer is accepted (subject to contract) then 48 hours before the tenancy starts you will need to make the following payments to us by cleared funds, which are usually:

Rent (less the holding deposit already taken as above)    1 x month’s rent
Security deposit                                                                  5 x week’s rent

However, this may vary depending on the individual landlord’s instructions and requirements.

Deposit Replacement Service

A Zero Deposit Guarantee costs one week’s rent. This is an optional service that tenants can take up at the point of offer and replaces the standard 5 weeks security deposit which is typically held with The Deposit Protection Service (DPS).


Default Fee’s for lost keys

£30 per key that requires cutting, and £50 per security key/fob.

Rental Arrears

The landlord reserves the right to charge interest (calculated from day to day) at 3% over the Bank of England base rate on late payments and the landlord may recover the interest as though it were rent.


Amendments to the tenancy terms

Should you wish to make any changes or amendments to the terms of the agreement once the tenancy has started then, dependent upon your landlord agreeing, we will draw up an addendum to the agreement.
 
Addendum - £50

Surrendering/Terminating your tenancy

There are no provisions for the Tenant(s) or the Landlord(s) to terminate this agreement before the expiration of the fixed period. In the event that both parties agree to vary this clause rent will be due up until the end of this agreement or when the Landlord(s) or new Tenant(s) takes possession of the premises. In addition, if the request to vary this clause was at the request of the Tenant(s), the Tenant(s) will reimburse the Landlord the letting commission from the date of early termination until the date that this contract was originally due to expire.
